What the roof was like
A mid-century brick chimney with tar and sealant smeared around its base and a ceiling stain in the room next to it.
What made it hard
Layers of old sealant hid how the original flashing had been built. We could not tell where the water was getting in until the old material was cut away.
What we installed, and why
We removed the sealant and old flashing, cut a reglet into the mortar joints, installed new step flashing woven into the shingles and set counter flashing into the brick, then sealed only the top joint.
The result
The chimney has stayed dry since the repair, and the owners now have photographs of the flashing steps that normally disappear under shingles.
“Three other roofers wanted to re-shingle the whole roof. These folks found the failed chimney flashing, fixed that, and the stain has not come back.”
